Conrad Michael Kuntz was born on May 17, 2000, in San Antonio, Texas to parents Ronald Ray and Suzanne Marie (Spray) Kuntz. Conrad passed from this life unexpectedly on June 18, 2017, in New Braunfels, Texas at the age of 17 years, 1 month, and 1 day.
Preceded in death by his grandmothers, Stella Klaes and Judy Kuntz, Conrad Michael Kuntz is survived by his loving parents, Ron and Suzanne Kuntz, and his sister, Stella Kuntz, all of New Braunfels. Conrad is also survived by grandfathers, Thomas Spray of Florida and Robert Kuntz of Colorado; uncle, Barrett Spray of Florida; aunt, Tina Kuntz of Colorado; and a broad circle of relatives, friends, classmates, and coworkers.
A beloved son, brother, and friend, Conrad excelled at school, always near the top of his class. Athletics came easily to Conrad and in addition to representing his high school in swimming, he loved the thrills and challenges of snowboarding and wakeboarding.
We have received the following information from the Keller Williams Family regarding memorial dedications and services for Conrad Kuntz.
A Memorial Fund has been set up for donations:

It is with great heartfelt sorrow that we lost one of family member Richard Joseph Giron on Wednesday April 27, 2016 at approximately 5:15PM. Please keep is loving wife and his children and grand children in your prayers.

It is with a sad heart I ask for your prayers on a full recovery for Richard Giron. This morning at 2:30AM he suffered lack of oxygen due to Arrhythmia. He has been totally unconscious every since. The next 72 hours are critical. Please pray for our great friend and associate.

“What do you think this property is worth?” All of us who are in the real estate profession have been asked this question hundreds of times. You try to answer it for a customer or client each time you do a Comparative Market Analysis (CMA) or a Broker Price Opinion (BPO). As a license holder, you are allowed to perform this task in the name of the broker as a distinct service and for a separate fee. This is a very particular skill you can learn to do competently. But when you do so, be careful to ensure you stay clearly within your area of expertise – and do not exaggerate the skill you’ve developed. Real estate brokers and sales agents do not offer “opinions of value” – that area of expertise requires an appraiser license in Texas. So there is no such thing as a “broker opinion of value” (BOV) in Texas!

Here is something to think of.
Extensive case law in Texas suggests a termination-option period cannot be extended without an additional option fee, so a buyer should pay another option fee to reliably extend the option period.
My buyer client is on the 8th day of his 10-day termination-option period, and the seller still has not turned on the utilities to allow the buyer to have the property inspected. The seller promised to have the utilities on next week, so my buyer just wants to extend the termination-option period another 10 days.
Question Will my Buyer have to pay another option fee even though the extension is because the seller breached the contract?
Answer: Yes. If the Buyer in this situation CHOOSES to request an extension of the termination-option period INSTEAD of exercising the default remedies available to him in the contract, then he must agree to offer SOMETHING of value as consideration to the seller to ensure that the extension is legally enforceable. This is often done by paying an additional termination-option fee.
